1100 Block of Gaylord Street

I just started my 3rd planning studio in Boulder CO, and we are just beginning to look at this site at 11th & Gaylord. I have searched a few sites but it doesn't seem that this proposal is a smooth plan. I was just wondering what the opinions of the community were. I am developing my planning skills and would like some opinions to see what planing has to do with these problems. Eventually i would like to become involved in the entire process. So whatcha think about the proposed project?
