January 2001 Meeting Minutes

Quorum:        Four boardmembers and a represenative from City Property
                     Management

Absent:         One boardmember

1903:            Open Discussion.
                    None.

1904:            Review of December 18, 2000 Minutes.
                    There being no other corrections or additions, the Minutes
                    are approved as circulated.

1905:            December 1-30, 2000 Financial Report to be reviewed TBD
                    due to end of year accounting.

1906:            Review of December 2000 Management Report.

1909:            December 2000 Architectural/Landscape Report.
*                  Tone Estate Survey #2 and Architectural Guidelines,
                    January 8, 2000 edition, will be delivered to
                    Homeowners for review.

1915:            December 2000 Social Committee Report.

1923:            Unfinished Business.

*                  Motion made to delay SRP lighting fees until results from
                    Tone Estates Survey #2 are reviewed.  Motion carries.

*                  Motion made to delay an Architectural approval
                    until the Gilbert City code regarding set-backs can be
                    reviewed. Motion carries.

*                  Motion made to delay constructing a "posting board" until
                    results from Tone Estates Survey #2 are reviewed.
                    Motion carries.

1955:            New Business.

*                  Motion made to delay repair of dry well until installation
                    warranty can be reviewed. Motion carries.

*                  Motion made to investigate Ryland Homes on whether
                    requirements were met to put "park" in retention area
                    in regards to the number of dry wells installed.
                    Motion carries.

2020:           Architectural Review.

*                 Motion to have an Architectual Approval Form resubmitted.
                   Motion carries.

2040:           Adjournment.
                   There being no other business, a motion was made to
                   adjourn the Board of Directors Meeting.  The motion
                   was approved.
