Board of Directors Meeting
January 14, 2002

The meeting was called to order at 7:00 pm by the President. Present
were 4 additional board members.?  Several homeowners were
present as well as 2 representatives from Tillett Property
Management.

Homeowners Concerns
It was reported that the web page doesn't seem to be doing well.
There is no response.?  The web committee spends 1 to 1-1/2 hours
per month.?  The Board asked if Tillett would check the website
once a week to see if any complaints need a response. Tillett
agreed.

A homeowner asked whose responsibility it is to maintain the
area at the end of Constellation Way.?  Board Member stated
that the landscapers had maintained it in the past.?  Management
was asked to check with the Town of Gilbert first and report back
at the next meeting.

The canal is in the process of being cleaned out.

Management received an anonymous complaint about a commercial
vehicle parked on Rockwell.?  The Board asked Management to look
into this.?  There seems to be several commercial vehicles parked
on Rockwell Court.

This anonymous caller also felt that Board Members were "stalking"
Homeowners who are out walking their dogs.?  The Board agreed
that Homeowners should clean up after their dogs.?  Board Members
have, on occasion, spoken to Homeowners who don't.?  Board Members
should contact Management and not confront the Homeowners.

A Homeowner has erected a "fort" in their back yard.?  The Board has
seen the structure.?  The Board asked Management to send a letter
letting the Homeowner know that this structure had not been approved
and appears to be in violation of the ACC Rules.?  Management will
send a copy of the ACC rules with the letter.?  The Homeowner
will be asked to submit measurements to the ACC for approval.

A Homeowner submitted an ACC request to install a satellite dish.
The Board approved the request based on the ACC recommendations.
Management will send a copy of the approval to the Homeowner.

A Homeowner sent a request to the Board to remove late fees from
his account.?  Management looked through this file and found a
certified letter that was never signed for.?  The Board agreed to
have the Homeowner submit a detailed accounting record for the
Board to review.?  A motion was made and seconded
to have Management send a letter to the Homeowner asking
for the documentation prior to the next Board Meeting.?  The motion
passed unanimously.

The Board asked Management to remind the Homeowners that fees
are not coming out automatically anymore.?  This should be put in the
reminder notice.?  A motion was made by one Board Member and
seconded by another Board Member that no late fees be added
until after February 15th.?  The motion unanimously passed.

A motion was made, seconded and approved by all to accept the
minutes of the last meeting as they were circulated.

Treasurer's Report

**Contact property manager for a copy of financials.**

The treasurer stated that she must resign from the Board due
to medical reasons.

A motion was made, seconded and approved by all to have the
President of Tillett Property Management do the taxes for the
Association.

The President is asking if the Board alternate would be willing
to accept the role of the Treasurer.

Management Report
Bids for bulletin boards were reviewed.?  Management reported
that the Association must post meeting notices and financial
statements pursuant to Arizona state law.?  The Board asked
Management to find out if posting on the website will fulfill
their legal obligations.?  Homeowners have been asked in the
past if they wanted bulletin boards on the property, the majority
was not interested.?  Management will report back at the next
meeting if website posting is legal.

The work order log was reviewed.?  All work orders have been
completed to date.

Old Business
The bill from the landscapers was discussed.?  After much
discussion, a motion was made and seconded to pay the final
invoice.?  One Board Member was opposed.?  The motion passed.

New Business
Management presented a quit claim deed from Ryland Homes to
the Association for "Tract T."?  The Board asked Management
to investigate where this tract is and report back at the next
meeting.

Management presented a bid from a new landscaping company.
The Board felt the bid was too high.?  A motion was made and
seconded to see if they would include fertilizer, post and pre
emergent and emptying the garbage in the park for the same
amount.?  The motion passed.?  Management will bring the
contract (if the terms are excepted) for signature.

A motion was made, seconded and approved by all to schedule
consecutive meetings on the second Monday of each month
at the Gilbert Jr. High School library.

With there being no further business, the meeting was adjourned
at 9:07 pm.
