CODE ENFORCEMENT SUPPORT

We support the SCOTTSDALE CODE ENFORCEMENT Inspection process. In responding to the initial complaint, the inspector will be looking for these Property Maintenance conditions on
your property, and on other properties in your area.

CONDITIONS TO CONSIDER

YARD MAINTENANCE... Overgrown grass, weeds or vegetation are fire and safety hazards. This would include the branches of any tree or other vegetation extending over any public street or sidewalk which may pose a vision or pedestrian obstruction.

ABANDONED OR JUNK VEHICLE...All abandoned or junk vehicles being repaired or restored shall be stored in an enclosed area by the owner or occupant of the property upon which such vehicle is located in such a manner as not to be visible from any point lying without the property upon which the the abandoned or junk vehicle is stored or parked. No cover shall be placed over any vehicle which is visible from any point lying without the property so as to conceal its plates or tags.

JUNK, LITTER & DEBRIS...Junk, litter or debris cannot be left in the yard. This includes visible storage of auto parts, furniture, appliances, landscaping materials, cardboard, plastics or other litter which can cause the property to become unsightly.

BUILDING EXTERIORS...Property owners are responsible for maintaining buildings, structures and grounds of a property. All exposed exterior surfaces must be free of deterioration or blight. Roof shingles and exterior paint must be maintained in good condition to avoid physical decay due to lack of maintenance.

PARKING...All vehicles must be parked on a designated and improved parking surface. Concrete, asphalt or gravel surface may be used (provided all grass or vegetation is removed) along with proper delineation to contain gravel.

FENCES AND SWIMMING POOLS...All pools, spas, and other bodies of water shall be properly maintained so as not to create a safety hazard, harbor insect infestation, be polluted, become stagnant, deteriorated or blighted. Required pool fencing must be maintained in sound condition to prevent child access to the pool area.
