Suntrails III Paint Project Guidelines

Suntrails III is going into its?’ 25th year and the need to repaint and repair the outside of your unit is upon us. This project is going to extend from September 2008 to December 2009. This large undertaking is going to take cooperation from each of us-the Board and homeowners alike. We are asking that you let us know when you begin painting and when you have completed the job. Forms for this purpose are at the bottom of the page. This will enable us to monitor and inspect throughout the year to assure quality workmanship in accordance with Suntrails III?’s standards.

Some of you have already begun painting your units, or have already completed your painting, please send in your coupon (see below). We don?’t want to interfere with your plans, we simply need to inspect the unit to assure compliance. These steps are necessary in a multi owner environment, where each individual is responsible for their unit and must meet community standards.

If you wish to have your painting done by a painting contractor, we urge you to use a LICENSE, BONDED and INSURED contractor, for your own protection. It is up to each individual to decide if they want to coordinate with the other owners in your building to try to obtain a discount. This will help you mitigate any additional work that the HOA requires to meet the community standards once you report that the job is completed.

The Board of Directors must approve in writing any change to your unit, visible from the street. This includes paint color choice. Should you desire to change the color of your unit place your request in writing to the Association P.O. Box; include what is being requested with specifics on color, and when the work is to be accomplished. The Board has thirty days to respond to your request. The unit attached to your must also request the same color change. Variances will NOT be granted for half of the building.
The Board has contacted a colorist and has chosen a few additional colors, this palette is available to view at all Board meetings. Please plan to attend a meeting to review the choices.

On another note roof shingle replacement also requires a variance from the Board as the original color is no longer available.

Each month on the first Wednesday at 6:30 pm at the pool the Board of Directors meets. You are more than welcome to attend, in fact we encourage any and all residents and homeowners to join us. The meetings are typically over by 7:30 pm.
