A MONTHLY NEIGHBORHOOD NEWSLETTER MARCH 2000
DIRECTOR'S CORNER:
SPEND A FEW HOURS A MONTH TO KEEP YOUR PROPERTY VALUES HIGH - BECOME A MEMBER OF THE BOARD OF DIRECTORS. If you would like to be a candidate to become a member of the Board of Directors, fill out the form found in this newsletter and send it to Borg Property Services. A list of the candidates who submit this form will be in the
next newsletter along with the usual proxy/absentee ballot forms. If you have questions, contact Sharon (Volunteer committee 480-497-8124) and a Board member will contact you to answer any of your questions. You only have two weeks to get this form in, so don't delay.

As a member of the Board of Directors, your responsibility would be to attend the board meetings, conduct the business of the association, act in the best interest of the HOA, and act as a reasonable person. There is normally one board meeting a month lasting approximately two-three
hours. This meeting is usually during the third week of the month. The exact day of the meeting is agreed upon by the Board members and Borg Property Services each month. (We have families,classes, meeting, etc. too.)

LET'S PARTY in may!
The Bylaws of the Stonecreek Homeowner's Association require an annual meeting. The Board of Directors plan to fulfill this requirement by having a party on May 16, 2000. We will offer food and door prizes, which will be announced just before the meeting. Registration and
refreshments will begin at 7:00 p.m. and the election will begin at 7:30 p.m. The door prizes and food are included in the annual budget. It is scheduled to be held in the Patterson Elementary School Cafeteria.

ANOTHER BLOCK WALL PAINT PARTY
We expect to have another block wall paint party in either April or May. The area that has been picked is the South side of Juniper from Val Vista to the intersection of Juniper and Stonecreek (the school cross walk). Call Sharon Howes if you want to participate. We will supply the paint, brushes, rollers etc. We just need your help for as long as you can help up, between 9am and noon. Let Sharon know if you have a preferred Saturday to help.

ASSOCIATION ACTIVITY:
No vandalism this month!

WATER FEATURE DRESSED UP FOR THE HOA LOGO.
We had Pacific Landscape add more flowers and give the water feature area a general sprucing up this month. We then had a professional photographer take pictures of the dressed up water feature. Our plans are to use the pictures for an Association logo. You should see the logo on our Web site and the newsletter first. We will have the logo added to our statements, notices etc. as our supply runs out.

POOL CLEAN & READY TO OPEN March 15
The pool was drained, the 1" tiles were replaced with 6" tiles and the pool was refilled. The pool was drained as fresh water reduces the acids in the water and this saves on pool chemicals. We coordinated the pool drain with the tile work so the empty pool could be cleaned of any tile
waste while it was empty. The 1" tile was replaced with a 6" tile because our contractor recommended the larger tiles as they would stick better, therefore reducing the number of tiles that needed to be replaced frequently(vandalism).

CONTRACTS AWARDED THIS MONTH:
Ahwatukee Plumbing - replaced the hot water heater at the Pool. ($485)

Rob Day Photography - took pictures of the water feature for a HOA Logo. ($485)

AZ Electrostatic Systems - repaint all the tennis court poles (light and fence) ($2,000).

UPCOMING CONTRACTS ARE:
Tennis court surface maintenance,
Repair tennis court chain link fences,
Playground inspection contract,
Common area signage,
Tennis court windscreens.
As always, Stonecreek residents are encouraged to submit bids for any contracts that the Board of
Directors will be awarding. Prospective bidders can obtain bid specifications from Borg Property
Services. All contractors must meet appropriate license and insurance requirements.

COMMITTEE REPORTS:
VOLUNTEER COMMITTEE REPORT
Call Sharon Howes if you want information on a committee or want to join a committee
(480-497-8124). Sharon will then
handle the volunteer communications between the Board of Directors, the homeowners and Borg
Property Services.

ARCHITECTURAL CONTROL COMMITTEE REPORT:
SECURITY/SCREEN DOORS that are black, white or painted to match the house do not require
ACC approval.

SHADE SCREENS that are standard dark color also do not require ACC approval. Mullions are
required on shade
screens if the house already had them.

Remember that the CC&R's require ACC approval before starting projects that will change the
appearance of your home or yard. You can get ACC forms from:

(1) Borg Property Services at 480-456-6927
(2) George at 480-926-3619 (Stonecreek Resident) or
(3) Frank at 480-926-4412 (Stonecreek Resident),

Call George, Frank, or Borg Property Services on ACC issues. George and Frank deal with ACC
issues only; they are not responsible for handling other issues - like complaints about the HOA
etc. For the fastest responses call the proper committee or Borg Property Services.

LANDSCAPE COMMITTEE REPORT The landscape committee reported a total of 56
violations this
month.

The landscape committee reminds us that with this nice weather the weeds are starting to become
a problem. They ask that each homeowner look at their yard and treat any weeds, or grass that is
growing where it should not be growing. If we all spend a little effort, the whole community will
look nicer.

HOA WEB PAGE
This month's new links were to a site where you can obtain free car quotes (I tried it and it
works!) and a link to AskJeeves which is a site where you can state what you are looking for in a
sentence and it will determine what you are looking for and then try several sites for your request.
There is also links for Stock Quotes, Tax forms (UGH) and a free web site for groups (sewing

GET INVOLVED:
We still need help on the ACC committee. They generally meet once a month to act upon the
ACC requests submitted.

Two members of the Board of Directors will leave the Board in May, so there will be two
openings on the Board of Directors. (See enclosed application.)

You may contact the Volunteer Committee for further information on a committee or for joining a
committee.

MONTHLY HOMEOWNER TIP:
Before it gets too hot outside, now might be a good time to look at the outside of your home and
make any repairs that might be needed. In repairing the wrought iron fences last year, we found
that those homeowners who do yearly maintenance on their fences (wrought iron/block) were the
homeowners with the least damage. So look at the wall around your home, seal cracks, scrape
rust and paint as necessary to keep the work load manageable and keep the expense down. You
might want to do the same with the stucco on your home.

NEED TAX FORMS?
You can obtain both Federal and Arizona State tax forms in the front lobby of our library
(Greenfield/Guadalupe).

QUESTIONS TO THE BOARD OF DIRECTORS:
Q. Just what do I get for my monthly dues?
A. You get several things, all of which have the single purpose of maintaining your property
value. The most obvious are the amenities (pool, ramada, tennis courts, playground and common
areas - in excess of 500,000 sq. ft., of which approximately 370,000 sq. ft. is grass.) You also get
a Board of Directors who hire vendors who maintain these amenities and common areas. We
constantly contact the neighboring HOAs to compare their dues/amenities with ours to insure that
we offer the most amenities with the lowest monthly dues. The point is, you pay your dues to
keep your property values up.

We would like to bring to your attention the passing of Bob Scarboro, a former Board of
Director. The Board of Directors would like to thank Bob for his contributions to the
Stonecreek Homeowner's Association. Bob will be missed.

REMINDERS:
If you have any questions for the Board of Directors or comments on the newsletter, call Borg
Property Services or attend the monthly Board meeting.

It is a Town of Gilbert ordinance that your dog is on a 6-foot lease when you are walking your
dog. This includes in Freestone Park.

When you walk your pet, please clean up any messes that it leaves behind. To leave their mess is
an HOA violation and a Town of Gilbert Code violation.

All residents are encouraged to attend the monthly Board of Directors meetings. Call Borg
Property Services for the time and location and to insure that we have available seating.

SELLING YOUR HOME?
Please help yourself by telling your title company that a sale is pending and that they must notify
Borg Property Services of the pending sale. Borg Property Services has seven (7) days to inspect
your house before the sale can be completed. (House bill 2299) If the inspection must be done in
less than seven (7) days because they did not notify Borg Property Services, then we will charge
the homeowner an extra fee. We have known title companies to ask for a rush inspection because
they did not notify Borg Property Services, and the homeowner is the one charged the extra fee.

APPROVED PAINT COLORS:
BASE COLORS: (DUNN EDWARDS or equivalent)
Pheasant, Baja White, Desert Dawn,
Navajo White, Bone China

If the house will be all one color, then no ACC approval is needed provided you use an approved
Base color. If you are painting the "pop-outs" (raised stucco surrounding the windows and/or
garage) an approved trim color, then you do not need to submit an ACC form.

TRIM COLORS:
Original Cinnamon, Briar, Dry Earth, Adobe South
ROOF TILE = Monier #1604 or equivalent Lifetile #108

To review these colors call Frank at 926-4412 (Stonecreek Resident). You may review the chips
in his home or checked out to review at your home. Please respect Frank as a fellow homeowner
and contact him only between the hours of 10am-8pm, Monday-Friday. Leave a message if you
get him answering machine.

If you choose a different color than those approved by the ACC, then you must submit an ACC
form with a large sample of the color you wish to use. You must allow 45 days for approval of a
new color.

Homeowners have painted the following locations if you would like to drive by and check them
out.

543 N. Quartz street (Baja White, trim cinnamon) new
1326 E. Mineral - Desert Dawn (no trim)
1414 E. Mineral - Bone China with Dry Earth
1501 E. Commerce - Desert Dawn with Dry Earth

Property Services by March 15, 2000. Any nomination not received by this date will not be
included on the proxy form which will be mailed in the April

numbers.

Any person who is elected to the Board of Directors will serve a term of three (3) years. We will
have two (2) positions to fill at the May election. Any person running for the Board of Directors
must have the following qualifications:

Act in the best interest of the HOA,
Act as a reasonable person,
Be in good standing with the Stonecreek HOA,
Be an impartial observer,
Make commitments of both time and effort to the running of the HOA, *
Cooperate with other Board members and the property management company.
