A MONTHLY NEIGHBORHOOD NEWSLETTER APRIL 2000 DIRECTOR'S CORNER:
CAN'T ATTEND THE ANNUAL "PARTY"?
A PROXY FORM IS ENCLOSED.
We cordially invite you to the Annual Homeowner's Meeting. Refreshments and door prizes will be provided. Some door
prizes have been donated by Bill and Cindy Flowers of Realty Executives (two gift certificates to the Farm House
Restaurant in Gilbert).

Registration and refreshments will begin at 7:00 p.m. and the election will begin at 7:30 p.m. The HOA cost of the doorprizes and food are included in the annual budget. The meeting is scheduled to be held in the Patterson Elementary
School Cafeteria on
May 16, 2000.

One purpose of this meeting is to elect members to the Board of Directors. To hold this election we need a quorum of 56 homeowners' votes at the meeting. You can give us your vote in several ways:
Attend the meeting and vote (most desirable way), or
sign the enclosed proxy form, or
sign the enclosed Absentee Ballot.
All signed proxy and/or absentee ballots must be returned to Borg Property Services by May 4, 2000.

If for some reason you cannot attend the meeting, you can give us your vote by signing either the enclosed proxy form or the enclosed Absentee Ballot. By signing the proxy form, you give someone else the authority to vote for you in your absence. (If you sign a proxy form and are then able to attend the meeting, we will return your proxy to you.) Signing the Absentee Ballot is like signing any other absentee ballot form - you are simply voting early without being there in person.

ASSOCIATION ACTIVITY:
There was no vandalism this month!

The pool opened for the season on March 15.

Four CONTRACTS were AWARDED this month:
Danny White Painting - paint the block wall on the South side of Stonecreek Blvd.
Arbor Care - Tree trimming.
Hatfield Electric - Install vandal resistant lights in the water feature.
T's By Roy - T-shirts.

UPCOMING CONTRACTS ARE:
Tennis court surface maintenance,
Repair tennis court chain link fences,
Playground inspection contract,
Common area signage,
Tennis court windscreens.
As always, Stonecreek residents are encouraged to submit bids for any contracts that the Board of Directors will be
awarding. Prospective bidders can obtain bid specifications from Borg Property Services. All contractors must meet appropriate license and insurance requirements.

VOLUNTEER COMMITTEE REPORT
Call Sharon Howes if you want information on a committee or want to join a committee (480-497-8124). Sharon will then
handle the volunteer communications between the Board of Directors, the homeowners and Borg Property Services.

ARCHITECTURAL CONTROL COMMITTEE REPORT:
The CC&R's require ACC approval before starting projects that will change the appearance of your home or yard. You can get ACC forms from:

(3) Frank at 480-926-4412 (Stonecreek Resident),

Call George, Frank, or Borg Property Services on ACC issues. George and Frank deal with ACC issues only; they are not responsible for handling other issues - like complaints about the HOA etc. For the fastest responses call the proper committee or Borg Property Services.

LANDSCAPE COMMITTEE REPORT
The landscape committee reminds us that with this nice rain and weather the weeds are starting to become a problem. They ask that each homeowner look at their yard and treat any weeds or grass that is growing where it should not be growing. If we all spend a little effort, the whole community will look nicer.

GET INVOLVED:
Two members of the Board of Directors will leave the Board in May, so there will be two openings on the Board of Directors.

We still need help on the ACC committee. They generally meet once a month to act upon the ACC requests submitted.

You may contact the Volunteer Committee for further information on a committee or to join a committee.

BOARD OF DIRECTORS CANDIDATE:
Name: Nick Koroulis
Lived in Stonecreek 11 years.
I want to be a member of the Board of Directors because I have an interest in my house, my Association and my community.

If elected to the Board of Directors, I would like to bring the community together so that neighbors can know each other and enjoy each others company. To work toward making Stonecreek HOA a friendly place to live.

REMINDERS:
If you have any questions for the Board of Directors or comments on the newsletter, call Borg Property Services or attend the monthly Board meeting.

It is a Town of Gilbert ordinance that your dog is on a 6-foot lease when you are walking your dog. This includes in Freestone Park.

When you walk your pet, please clean up any messes that it leaves behind. To leave their mess is an HOA violation and a Town of Gilbert Code violation.

All residents are encouraged to attend the monthly Board of Directors meetings. Call Borg Property Services for the time and location and to insure that we have available seating.

SELLING YOUR HOME?
Please help yourself by telling your title company that a sale is pending and that they must notify Borg Property Services of the pending sale. Borg Property Services has seven (7) days to inspect your house before the sale can be completed. (House bill 2299) If the inspection must be done in less than seven (7) days because they did not notify Borg Property Services, then we will charge the homeowner an extra fee. We have known title companies to ask for a rush inspection because they did not notify Borg Property Services, and the homeowner is the one charged the extra fee.

APPROVED PAINT COLORS:
BASE COLORS: (DUNN EDWARDS or equivalent)
Pheasant, Baja White, Desert Dawn,
Navajo White, Bone China

If the house will be all one color, then no ACC approval is needed provided you use an approved Base color. If you are
painting the "pop-outs" (raised stucco surrounding the windows and/or garage) an approved trim color, then you do not need to submit an ACC form.

ROOF TILE = Monier #1604 or equivalent Lifetile #108
To review these colors call Frank at 926-4412 (Stonecreek Resident). You may review the chips in his home or checked
out to review at your home. Please respect Frank as a fellow homeowner and contact him only between the hours of
10am-8pm, Monday-Friday. Leave a message if you get his answering machine.

If you choose a different color than those approved by the ACC, then you must submit an ACC form with a large sample
of the color you wish to use. You must allow 45 days for approval of a new color.

Homeowners have painted the following locations if you would like to drive by and check them out.

1326 E. Mineral - Desert Dawn (no trim)
1414 E. Mineral - Bone China with Dry Earth
1501 E. Commerce - Desert Dawn with Dry Earth
