OPEN SESSION MINUTES


PRESENT
Robert Pittman, President

CALL TO ORDER
Mr. Pittman called the meeting to order at 6:00 p.m.

HOMEOWNER FORUM
No homeowners were present.

REVIEW AND APPROVE MINUTES
Minutes of the May 26 meeting were reviewed. A couple of minor corrections were made. MOTION for approval by Ms. Steele; second Mr. Radig. APPROVED

REVIEW AND APPROVE FINANCIALS
The financial records for May were reviewed. The following questions were asked: 1) On the balance sheet, why is there a difference of $250 between the reserve account in assets ($(24,515.80) and in reserves in liabilities and equity ($24,765.80)? 2) On the I/E Statement, why is there $1045.83 in Income/Legal Fees and the same amount in Expense/Collection-Attorney. And for what homeowner accounts(s)? 3) Also on I/E, what is the $795.60 in Bad Debt? And from what homeowner accounts? 4) Where is the ?“OPEN ACCOUNTS PAYABLE?” report that is supposed to be in every packet? 5) What is the difference between ?“print?” and ?“copy?”? MOTION for approval by Ms. Thomas; second Ms. Steele. APPROVED.

OFFICER REPORTS
Mr. Breinig reported that there has been some vandalism to the sprinklers. Besides some sprinkler heads, a clock regulating the watering was also taken. Mr. Pittman has spoken to Carescape. CPMC is looking into caging the clocks. Also Mr. Pittman wanted to know what happened to the landscape report from Carescape; it used to be part of the monthly packet.

There was some discussion to the policies the board has instituted over the past several years. Are these policies documented somewhere? Does CPMC have a list of these policies? Ms. Steele volunteered to reread all the past minutes and come up with a policy book.

The water bill has doubled in the last couple of months. Discussion was held, is it due to the vandalism or has Carescape changed the watering schedule? Mr. Pittman will look into that.

OLD BUSINESS
Ms. Nelson reported that she has not been able to contact an individual about the speed bumps. Ms. Nelson will continue trying, but will try to contact someone in person.

NEW BUSINESS
The July meeting is scheduled for July 28 at 6:00 p.m. at the Community Center.

ADJOURNMENT
Meeting was adjourned at 6:45 p.m.
