Call to Order
Mr. Pittman called the meeting to order at 6:33 p.m.

Homeowner Forum
One homeowner was present and mention a problem with barking dogs. There really isn't much the board can do. The city has ordinances against noise during certain hours.

Review and Approve Minutes
Minutes of December 17, 2003 meeting were reviewed. Motion for approval by Ms. Thomas; second by Mr. Radig. APPROVED

Review and Approve Financials
The financial records for December were reviewed. Questions came up again regarding the balance sheet and the reserve account and what is a reserve receivable. CPM will provide an answer. Motion for approval by Ms. Steele; second by Ms. Thomas. APPROVED

Officer Reports
Mr. Radig has been investigating backflow protection units. The companies he has contacted have yet to respond. He will continue to follow-up. Mr. Pittman asked how many backflow valves have been stolen in the past and which ones they were. CPM will research.

Ms. Thomas has talked to Eric Wilson at Peoria regarding the park and our concern about the maintenance. They will try to do a neater job on the trees along 81st and Olive. The trees along the walls will be left in a more natural state.

Mr. Thomas reported that the library was reserved for the annual meeting on March 24. Mr. Pittman will write a letter to homeowners regarding the meeting and asking for volunteers for the open board positions.

Ms. Steele stated that she has forwarded the three accounts previously discussed to the collection agency.

Old Business
All agreed that the "Arizona Community Association Journal" was informative. CPM may be able to provide copies to each board member. Ms. Steele brought up the suggestion from the magazine regarding signing of checks. Discussion ensued and the board is comfortable with the method now being used.

New Business
The proposal from Carescape lists a vast amount of plants and trees and as does not show where replacement items are to go. We have requested a landscape plan before and need that information before a decision can be made.
