Foreclosures are first owner occupied than secondarily investor.  The default takes 3- 6 months until it is bank owned, which goes into a trustee deed sale which can take an additional 6 months. If home is still owner occupied, it can take as little as 30 days.  (2) If in default, either loan modification with FHA or release the house with a “Deed in Lieu of Foreclosure”. This will help maintain your credit.  (3) To maintain value, it is the property owner’s responsibility.  If they are not, call Code Enforcement.  Neighborhood Watch can add value.
