Westleigh Neighborhood Association Meeting

Wednesday, April 11, 2012 at 6:30pm

Agenda/Topics

 

1)         Welcome and Introductions:  in attendance where Anne Kilponen, Neighborhood Planner; Shawn Spanier, President; Dan Connell, Vice President, Dana Russell, Secretary; Shelly Walters, Guest Speaker and 12 neighbors

 

2)         Guest Speaker:  Shelly Walters of Wardley Real Estate was invited to talk about Current Market Trends, keeping home values and a Q & A.  Shelly is also President of the Glen Heather Estates.  (1) Home sales/values down due to the available market which are either sold, under contract or available (vacant). Foreclosures are first owner occupied than secondarily investor.  The default takes 3- 6 months until it is bank owned, which goes into a trustee deed sale which can take an additional 6 months. If home is still owner occupied, it can take as little as 30 days.  (2) If in default, either loan modification with FHA or release the house with a “Deed in Lieu of Foreclosure”. This will help maintain your credit.  (3) To maintain value, it is the property owner’s responsibility.  If they are not, call Code Enforcement.  Neighborhood Watch can add value.

 

3)         Neighborhood Watch Signs Finalization: Shawn is submitting to Bolden Area Command the form and money for Neighborhood Watch Sign placement. 

 

4)         Public Comments

(This period is open to resident comments on neighborhood issues or concerns.  Out of respect to all participants, please limit comments to no more than 5 minutes.  Discussions requiring more time may be extended or can be requested to be addressed at future meetings)

  1. A.           Traffic Follow-up – To check with Regional Transportation Commission (RTC) regarding the effectiveness of the Traffic Control devices placed within the neighborhood earlier in the year as a deterrent.

 

5)         Adjournment

 

Note:  In the February 2012 Meeting, it was asked “How to garner neighborhood participation and support”.  The following were suggested and implemented.  None accomplished the goal.

            (A) Flyers were physically distributed to each of the homes in Westleigh Tract. 

            (B) (15) Meeting Notices were mailed out to new neighbors and to home owners not living within Westleigh but in the Las Vegas Area.  Two of these were returned as undeliverable.

            (C) We brought in guest speaker who is a Real Estate agent to talk about preserve/increase property value

            (D) Not Done was to change the day and time of week of meeting
