General Resolution 4 --- Landscape contract 2000-2001
Whereas Article 3.9.4 provides for the Board to make contracts for the maintenance of Common Areas.
Whereas, The Common Areas, Tract A, Tract B and the Equestrian Train and other landscaping needs continual care.
Be it Resolved that the Queen Creek Ranchettes III Board is entering a contract with:
Saguaro Service L.L.C.
18826 E. Chandler Heights
Queen Creek, AZ 85242

For the period May 1, 2001 to April 30, 2002 for $675.00 per month.
A copy of the contract is in the Contract file.

Also discussed: a volunteer group this Sunday to chop weeds at the edges of properties and spray retardant. The area involved is town easement.
Tabled items:
1. Regarding Speeding of residents of Circle G. Circle G wants to speak with us too, unknown issue. We will bring up speeding at that time.
2. Removal of large shrub that is between light and the QCRIII sign, south side. George offered to handle.

Architectural Committee:
1. Plans: two set have been submitted and are being reviewed.
2. Fence: One lot owner (Raafs, Lot 32) want to build a different equestrian style fence. We can take no action until it is submitted in writing.
3. Bryan?’s, Lot 35 wish to modify their wall. We can take no action until it is submitted in writing.
4. Weed Control, a committee is needed to take of this issue. Currently George volunteered Marie to revise a weed notice.

Legal issues:
We discussed the legal issues involving an HOA Board. We have to pass a Policy Resolution to deal with violations. It was agreed that we prefer talking to Owners and working out issues rather than issuing violations. A Policy Resolution will be drafted for approval.
Increase of HOA Dues:
Our declarant may have left us with unrealistic dues structure. We may need to increase fees to cover landscaping and legal work. This was an information item.

Neighborhood Picnic:
We will plan for an October Meeting to be a picnic activity.
Open Discussion items:
Pursue log from John Stocker. ---- This log does not exist.
Mr. Jury and plants on 196th St. --- George is pursuing records on planting.
Houses with CC&R issues --- this needs to be discussed in Executive Meeting.
Executive Meeting: Actions about weeds, dues in arrears, CC&R compliance cannot be discussed in ?“Open Meeting?” to protect the privacy of owners involved.
