Architectural Guidelines – Revised Edition, June, 1998

Our objective with the association and the Board is 1) to enhance and protect the property values of the neighborhood and 2) to make Quail Hollow Estates a better place to live. We hope to promote a harmonious community, and with these objectives in mind, we have established the following architectural guidelines to help clarify and explain items either covered in Deed Restrictions or passed by Committee.
The Board, along with the Architectural Control Committee has researched guidelines in other neighborhoods and has received input from many of our homeowners in establishing these guidelines.

This is not an all inclusive list of either items needing approval or items disallowed but addresses many of the pressing questions facing the Committee. The list can be added to as questions arise. Please refer to the “Declaration of Covenants, Conditions, and Restrictions,” particularity Articles V and VI. (DeedBook 4669, Page 0171 recorded in Mecklenburg County May 25, 1983).

We appreciate your cooperation and would hope to keep this as one of Charlotte’s most desirable places to live. We have a fine community with friendly people and hope that we all continue to grow and prosper, with the free spirit we have shown in the past.

To help us achieve this desired result, we have asked that everyone use consideration and courtesy to their neighbors, and community as a whole, as guidance on any architectural improvements on their property, even before submitting these changes to the Committee. (As required by the Declarations of Covenants, Conditions, and Restrictions.) Certain requests will require agreements from adjacent neighbors.

All letters may be addressed to the chairman of the Architectural Control Committee. You must submit two (2) copies of all proposed plans with sketches and other pertinent information. Please be as specific as possible so that the Committee can understand the request. The Committee and the Board have 30 days to act on these requests, so please consider this when planning your schedule. Work should NOT begin until the 30 day period is over. The Committee members are volunteers and they will not be able to respond to a request for improvements on too short a notice. If you have not been notified of a decision within 30 days after your submittal was received, plans are deemed approved. Do not commence improvements prior to that. The Committee may communicate questions for additional information needed if these are concerns about a request.

We appreciate your cooperation and hope that we all continue to grow and prosper together. To fulfill the requirements of the Declaration of Covenants, Conditions, and Restrictions, Articles V and VI, the following guidelines were developed during the last several years.

GUIDELINES

Land Use and Building Type: No lot shall be used except for residential purposes. No building shall be erected, altered, placed, or permitted to remain on any lot other than on single family dwelling not to exceed three stories in height.

Shed: No free-standing sheds are allowed.

Pools and Hot Tubs: Pools and Hot Tubs are considered exterior structures and, as such, require approval. Above ground pools are not permitted.

Clothes Lines: Permanent, free-standing structures for the purpose of hanging clothes are not permitted.

Signage: No permanent sign of any type is to be erected unless it has been approved by the Architectural Control Committee. (For Sale signs are limited to one sign of not more than five (5) square feet advertising property. Corner lots may have two For Sale signs, one on each street.)

Antennas: (Covenant statement) “No outside radio or television antennas other than those of customary and usual size and configuration shall be erected on any lot or dwelling unit within the properties unless and until permission for the same has been granted by the Architectural Control Committee.” Guidelines: Satellite dish receivers are not permitted. Television antennas are not to extend six feet above the tallest point of the house. The Association reserves the right to limit the number of antennas allowed on the exterior of the house. No free-standing antennas are allowed.

Boats, Cars, etc: No mobile home, trailer, utility trailer, barn, or other similar out-building or structure shall be placed on any residential property at any time, either temporarily or permanently. Boats, boat trailers, campers, recreational vehicles, or stationary cars may be maintained only within a completely enclosed part of the house (garage) such that they are not generally visible from adjacent properties.

Fences: Chain link and other metal fences are NOT allowed. All other fences must be approved and located by the Architectural Control Committee. Written neighbor agreements should be submitted with your request.

Basketball Goals and Permanent Equipment: Such equipment is subject to approval of the Architectural Control Committee. It must be maintained in a manner that does not detract from the neighborhood.

Playhouses and Tree Houses: Playhouses and tree houses that are well done architecturally and are constructed of the exact same material as the main house will be considered by approval by the Architectural Control Committee. The play structure itself should be no taller than one story of a house
(8’- 10’), should not have a floor area of greater than 150 square feet, and should not be objected to by any adjacent neighbor. They must not be used for storage.

Porches and Other Structure Additions, Alterations, or Changes: All such additions, alterations, or changes must be submitted to the Architectural Control Committee prior to commencing work and according to the approval time frame allowance stated in the above Preface. Two (2) copies of the plans and specifications showing nature, kind, shape, weight, materials, and location of any addition, alterations, or change must be submitted for review.

Exterior Paint Colors: Any deviation from the original exterior paint colors requires the approval of the Architectural Control Committee before said painting is started. “Williamsburg” colors will be the guidelines for the Architectural Control Committee.


Appeals of the Architectural Control Committee decisions should be submitted in writing to the President of the Association at the above letterhead address.
