Board of Director Meeting Minutes

Held at 2613 Clementon Park Court, Orlando, FL 32835
March 8, 2007

The Pembrooke Homeowners Association Board of Directors Meeting was called to order at 7:03 p.m. by Mark Friedland, Board President. Board Members present were Joaquin Rivas, Judy Aidi, Russ Sollars, Karen Graighte and Trish Lewis. Not present: Russ Brunning. Also present was the Association Manager, Rebecca Rollins, representing Sentry Management.

MINUTES
A motion was made by Joaquin Rivas and seconded by Russ Sollars to approve the minutes from the meeting on February 12,2007. This motion passed unanimously.

TREASURER REPORT
It was discussed that the Board would be a month behind in order to receive all the bank statements prior to the financials being done.

MANAGER REPORT
Rebecca Rollins was introduced as the new manager from Sentry Management. Rebecca told the Board and the homeowners present a little about herself.

OLD BUSINESS
- Final Inspection by SFWMD - The Board has asked that Rebecca contact the SFWMD to schedule the inspection
- The Board has requested that the agenda be sent out the Friday before so that Russ can post the meeting and the agenda
- The Board has asked that Rebecca look into all payments made to Eden Construction
- The Board has asked that Rebecca look into the interest rate for the loan
- The Board asked that Rebecca provide the settlement agreement for the Pepper's home
- The Board has asked that Rebecca look into Judy Aidi's file for the variance
- The Board asked Rebecca to schedule the trimming of the limb that hangs over the tennis courts
- The Board asked that Rebecca verify that letters were sent to the homes that needed gutters installed and then to send a reminder letter
- The Board asked Rebecca to provide copies of the violation letters

NEW BUSINESS
- The Board made the decision that the garage sale would be held on April 14th beginning at 8 a.m. and that Rebecca would place the ad in the Orlando Sentinel
- A discussion was held regarding the Orange County Sheriff's patrols and the Board decided that no changes would be made to the schedule

ADJOURNMENT
There being no further business to come before the Board, a motion was made and seconded to adjourn at 10:01 p.m.(Graighte/J.Rivas). Motion passed unanimously.
