Minutes from the June 4, 2002 Board Meeting

June 4 Board of Directors Meeting

Meeting called to order by Chuck Bonini at 7:35pm.

Minutes from prior board meeting reviewed and approved with
the following change: Cleaning and Maintence to a separate
committee for cleaning and combining maintenance with grounds.

Tim Bober, association treasurer, reported that we do not
have the funds to pay for outstanding obligations, and
recommended an assessment of $870 per unit. The Board
passed this recommendation, with the assessment due by
August 1, 2002. Tim's analysis will be included as an
attachment to these minutes.

Chuck asked each committee to report the results of their
preliminary meetings. The finance committee has not met
at this time; the other committee chairperson gave brief
reports from their initial meeting.

- The entertainment committee's chairperson, Connie
Graham, reviewed the recommendations of this committee,
which can be found on the association's web site. The
committee has selected a number of dates for picnics, etc.
for all homeowners to attend, and these dates will be
posted to the web site's calendar. The committee also
recommended that a $100 deposit be required if homeowners
wish to reserve the clubroom for exclusive use. The
deposit would be returned once our maintenance man
determines that nothing is missing or damaged. A reservation
form will be posted on the web site. The board passed this
recommendation.

- The cleaning committee's chairperson, Marvin Berry,
reviewed the results of their initial meeting. The committee
is pleased with Ray, our maintenance man for the past 16
months. The board has instructed Marvin to be the sole point
of contact between the board and Ray. A copy of Ray's daily,
weekly, two-weekly, and monthly duties
will be posted to the web site.

- The maintenance committee's chairperson, Kevin
Lindahl, reviewed the recommendations of this committee.
These notes will be posted on the web site.

- The pool committee has not elected a chairperson, and
Chuck presented the results of their initial meeting. These
notes will be posted on the web site.

Chuck asked the chairman of the pool, maintenance,
and cleaning to meet to agree on Ray?’s duties. Tasks
that take too much time from Ray to perform his other
duties should be submitted to the board for outside
contracting.

Unfinished business, updated by Chuck:

- Replacement of defective cabinet doors: still
unfinished; owners with outstanding issues should notify
Chuck.

- Unassigned parking spaces: the Board decided:
1. One space will be assigned to the association
president for the duration of the term
2. The other two spaces will be offered to rent on
a one year trial basis. An email will be sent to all home-
owners outlining the rental program.

- Elevator: Otis has recommended a number of
improvements in case of a power failure, and to eliminate
dust and dirt buildup. The board agreed to consider these
recommendations at a future board meeting.

- Attorney: Per Chuck our attorney is now in contact
with Jim Mack to get the release form approved and signed.
The wording of this release form has been at issue the past
few months. Chuck will update at the next board meeting.

- Walkway surfaces: Chuck has met with a number of
suppliers, to ensure that re-surfacing would level the
floor and provide for durability. Chuck will continue to
gather price information and review at the next board
meeting.

- Windows: A schedule has been put in place by Chuck
and New South for each homeowner's unit. This schedule will
be posted on the web site.

- Contracts: We have renegiotied contracts on garbage
and landscape, saving the association several hundreds of
dollars each year.

- Exterior Vents: These vents will be replaced when
similar vents are being installed on the Antigua building.

- Sign: We received a notice from the town of Ponce
Inlet that our sign has to be moved to meet code. Chuck
will meet with the town to get an exception approved as our
sign appears to be only a few inches at most out of bounds.

New Business:

- Hurricane season, a reminder to all home
owners that all outdoor furniture needs to be put
inside when away.

The meeting was adjourned by Chuck at 9:29pm.
