Background  Spectrum wishes to redevelop the current site from Multi family, residential to Urban Residential Conditional District.    Plans are to redevelop site to a new high quality residential community.

 

Plans include locating the new residential buildings along Abbey Place away from the adjoining single family homes along Halstead, Mockingbird Lane, and Montford Drive.  A landscaped buffer along with a solid 6 foot fence is proposed along the perimeter of the site buffering the residential homes along the streets mentioned above.

 

Both sides of Abbey Place, which passes through the site will be improved to include parallel on-street paring, a six foot sidewalk, and an 8 foot planting strip.  Access for the site will be from Abbey Place.

 

Representatives of the petitioner will be at the public meeting to discuss the rezoning proposal with you and the community. 

I think this redevelopment will be a positive thing for our community.   I have heard they are adhering to the recommended height of 4 stories,  and pushing the development inwards toward Abbey Place, more away from the current Madison Park homes, than the current apartments.    

 

If I was a bordering neighbor, I would request an 8 foot privacy fence.   Which is the maximum allowed in rear yards.   It would give those bordering homes an extra 2 feet of privacy.   The developer up on E. Woodawn that is building adjacent to Madison Park homes on Woods, is doing 8 instead of the original proposed 6.

 

Spectrum plans to be at our next HOA meeting.   Spectrum spoke briefly at the Oct. HOA meeting.  

Public Meeting is coming up.   Spectrum Residential showed the plans at this weeks HOA meeting.  Looks like a great plan, and they seem to be more than willing to make minor adjustments to make it all fit nicely in Madison Park. 

This meeting is tonight 11/13/14 at 7 PM.
