Important Covenants Everyone Needs To Know

Every homeowner should have received a copy of the Declaration of Restrictive and Protective Covenants for Longlea Subdivision at closing. This is an important document that has been filed with the state of South Carolina and sets forth the guidelines that residents of Longlea Estates must follow.

Listed below are the most common violations reported to the Homeowners Association:

I. USES PERMITTED AND PROHIBITED

8. Garbage, trash cans, wood piles and clothes drying lines must be so located that they will not be visible from the street.

11. No metal fences may be installed or maintained on any Lot. All fences shall be wooden, between 36?” and 72?” in height, and with no less than 1?” between pickets. Hedges shall be maintained in a neat condition on both sides. All walls, fences and hedges shall not be located within setbacks or site triangles as described herein or show on recorded maps of the property.

12. Provisions must be made by the property Owners for off-street parking of their own cars and those belonging to guests, invitees and employees, as the parking of such cars on street rights-of-way during the day or night shall not be permitted. (This includes all recreational and work vehicles.)

13. No motorcycles, motorbikes, minibikes, go-carts or other similar vehicles or trucks that contain more than four wheels, buses, or commercial bus vans shall be operated on any Lot or on any common area.

17. All houses, excluding sales office(s), must have garage doors and garage doors must be closed except when in use. It is expected that garage doors will remain closed except when in use or while residents are outside their property.

II. SETBACKS, LOCATION AND SIZE OF IMPROVEMENTS AND LOTS

6. No above-ground swimming pools may be constructed on any numbered Lot.

III. ARCHITECTURAL CONTROL

All improvements including storage buildings and fences must be approved. We are in the process of appointing the Architectural Committee. If you have any questions prior to the new committee taking over, please contact the LLHOA Board.

Please take the time to read all the covenants. They have been set up to maintain the appearance and value of our neighborhood. If you do not have or cannot find a copy of the covenants, they will be available at the annual meeting, or contact the LLHOA board
