LAS PALOMAS HOA BOARD MEETING
JANUARY 21, 2004



All board members were present except for Dick Ducharme, Vice President, who was out of town and unavailable to participate via telephone. Those present were:

OLD BUSINESS

1. Packet to be sent out for upcoming board election?—those wanting to run must submit their names and a short biography by Wednesday, January 28, 2004. Ballots will be distributed the first week of February. There are 3 positions on the board to be filled--the top two vote getters receive two year terms, the other one a one year term. The results of the election will be announced at the annual meeting to be held on Wednesday, February l8th at 7 pm at the Mustang Library. A candidates?’ forum will be held on February 4th at the same place and time. Bob Wallace asked if we need an attorney at the annual meeting to oversee the counting of the votes as we have done in the past. It was suggested that Jean Roberts, a resident and an attorney, be asked if she would perform this duty. Bob will follow up on this.

2. The installation of two barrier arms and lane dividers has been tabled till after the election and potential problems ironed out.

3. Faux speed bumps have not yet been installed.

4. Mailbox housing started. Doors have been ordered and housings will be built one by one throughout the year.

5. Javier and Esteban have finished the safety wall with planter at the fire pit. It has really improved the entire area.

6. The meditation walk area has been black topped and the shuffleboard area will be completed this week.

7. Power has been restored to the shuffleboard court. APS repaired an underground break.

8. The grass in the community has been fertilized

9. There are ten homes for sale in the community. It was suggested that a generic map of the area with spots designating open houses be provided for potential buyers. It will be updated weekly, and maps will be offered from the gatehouse. Bob Wallace will follow up.

10. Two homeowners are delinquent in monthly dues. Appropriate action has been taken.


COMMITTEE REPORTS

Architectural?—No new requests have been submitted. Current remodeling projects are going well.

Landscaping?—Maintenance is going well. Javier and Esteban are keeping up with their projects.

Financial?—Bob Catalana stated that we need to start allocating monthly monies to the reserve fund for future projects. It was suggested that we put $2500 in the reserves monthly, and work with what remains as our budget. More discussion will follow.

The South Tennis Court needs some repairs?—patching will cost $500 and resurfacing will be $3800. We will patch at this time and see how that works.


NEW BUSINESS

Mr. and Mrs. Randolph have made two requests. The first one is that they wish to remove the low east-west wall in front of their house and put in new plantings that are consistent with the desert ones they have in front. This was approved. Secondly, they would like to see pick-up poop signs for either end of the Meditation Walk. This was discussed at length, but the board felt that this would not help the problem.


RESIDENTS?’ FORUM

Homeowner Shirley Serig would like to see the sign for the Las Palomas Community on the outside wall at the front be spotlighted, as it is hard to see from Hayden at night. She says she has missed the turn several times. Bob Wallace will check this out and see what can be done.

**The next meeting will be the annual homeowners meeting, scheduled for Wednesday, February l8th at 7 pm at the Mustang Library. The meeting was then adjourned.
