The audit/review/compilation is as I described.  It includes property taxes and now ground water replenishment act which we have never had to pay in the past.  It was something like 35k to H2O, we were blind sided by it last year.  This year it is budgeted for.

With the landscaping, basically the catagories you are talking about are supplies.  The landscaper does weed control and fertilization, but we pay extra for the supplies.  Same thing with irrigation and tree maintenance.  If a tree, bush, or sprikler needs to be replaced, the cost of materials goes under these catagories, they do the work under contract.  Hope this clears things up.
