Charge of the Committee


Architectural Review Committee
EDDISTO PLANTATION HOMEOWNERS ASSOCIATION
July 2005

The Architectural Review Committee is chartered by the Eddisto Plantation Homeowners Association Board of Directors to review and approve/reject submitted plans for new and additions to existing structures in Eddisto Plantation. The Architectural Review Committee is also charged with reviewing and approving/rejecting landscaping/lot clearing plans submitted by homeowners/builders. The guidelines to be utilized by the Architectural Review Committee are delineated in the Covenants of the Eddisto Plantation Homeowners Association. The Architectural Review Committee is to bring information to the Board in a timely manner regarding its decisions.

1. Authority
The Architectural Review Committee is a standing committee of the Eddisto Plantation Homeowners Association and shall be comprised of members in good standing with the Association. Appointments shall be made by the Board of Directors and shall be for a term of one (1) year beginning and ending with the annual meeting of the Association. Members can be reappointed for consecutive terms at the discretion of the Board. The Architectural Review Committee will have a membership of 3-5 homeowners. The Board will fill vacancies on the Committee.

2. Duties
a. The Architectural Review Committee shall review landscaping plans submitted by homeowners/builders. Such plans shall be submitted to the Architectural Review Committee at least 30 days prior to planned landscaping. The homeowners /builder must have approved plans in hand prior to initiating any landscaping including the clearing of the lot for building.
b. Committee members shall meet with the Board at least semi-annually.
c. All decisions by the Committee, which have a minority opinion, must be discussed with two Board members prior to submitting decision to homeowner/builder. The ARC decisions must be sanctioned by the board.
d. The Architectural Review Committee shall review building plans submitted by homeowners/builders. Such plans shall be submitted to the Architectural Review Committee at least 30 days prior to planned initiation of construction. The homeowners /builder must have approved plans in hand prior to initiating any construction including digging the foundation.
e. The Architectural Review Committee shall review the “neighborhood” at least every two months noting violations/perceived violations and formulate a corrective action plan to be submitted to homeowner/builder or the Board for guidance.
