Fences and Gardens and Solar Lights, OH MY!

Did you know. . . that anytime you want to make changes to the exterior of you home or lot you must first get approval from the Back Creek Chase Architectural Control Committee (ACC). If you are planning to make any changes to the exterior of your home or lot you should first review the following ACC guidelines, request an ACC Application by calling Helen Bartkowiak at 704-888-6600 or by visiting the community?’s website at www.backcreekchase.com. Completed forms should be return by mail to Back Creek Chase ACC, P.O. Box 908, Locust, NC 28097 or via fax at 704-888-4712.

House Numbers:
?·House numbers may be installed in ONLY one of
two approved locations, the middle/cross section
of the front door or the wood casing above the
garage door. Additionally, house numbers may
ONLY be positioned horizontally.
?·House numbers MUST be brass or gold-toned,
pewter or silver-toned, or black plastic and
MUST NOT exceed 4.5?” in height. Stickers, stick-
on or self-adhesive numbers are not allowed.

Flags:
?·The committee WILL NOT approve more than ONE
flag per lot.
?·Flags larger than 3?’ x 5?’ are prohibited.
?·Flags that are or could be considered offensive
or vulgar in nature are strictly prohibited.

?·Large flags MUST be installed on a house-mounted
flagpole and small flags may be installed on an
in-ground pole that DOES NOT exceed 2?’ 5?” in
height. In-ground flagpoles more than 2?’ 5?”
tall are prohibited.
All flags MUST be kept in good condition (i.e.,
no frayed, torn or discolored flags will be
allowed).

Driveway Lights:
Lantern-style or extended post driveway lights
may not exceed 2?’ 5?” in height above the ground.

Storm Doors:
Only storm doors with glass insets will be
approved. Wire mesh or other types of screen
material is prohibited.

Gardens:
?·Approval for vegetable gardens MUST be submitted
annually.
?·Future approved gardens shall be no larger than
12?’ x 15?’ in width and length and shall NOT
exceed 4?’ 6?” in height from the ground.
?·Approved vegetable gardens MUST be placed in the
rear yard in such a way that is not visible from
the approach road at the front of the home.
?·All vegetable gardens must have a clearly
defined natural border (i.e., wooden, mulch,
etc.) that is separate from the grassy areas
that is no wider than 6?” in width beyond the
border of the actual garden.
?·All gardens and or landscaped areas MUST be
maintained with frequent weeding, pruning and
watering and MUST be cleared of crops at the end
of the growing cycle.

Basketball Goals:
The basketball goal MUST be kept out of sight
when not in use in a manner that it is not
visible from the front of the property.

Fences:
All fence requests MUST specify the location of the fence in relation to the home and its positioning on the lot.
Fence installation, location and permitting must conform to City of Charlotte zoning regulations and fence standards. The ACC requires homeowners to submit a copy of the City?’s Fence & Wall Certificate Application with their fence request.
Any exposed HORIZONTAL fence rails MUST face your yard. The VERTICAL fence rails must face your neighbors yard.
Posts MUST be rot-resistant and pressure treated.
Owner must submit a swatch of the stain with their fence request and agree to stain fence in an approved color palette (natural wood stain or clear coat). Owner must agree to stain fence within 15 months of installation. Fence maintenance should include regular re-staining.
