August 29, 2002 Board of Directors Meeting Minutes

The meeting was called to order at 6:35 pm. Board Members present were April Anderson, Amy Monson, Artie Mabbett and Tim Stephens. Also present was Lisa Horanburg with Tillett Property Management.

Management report
The Board reviewed the Work Order Summary.

Management presented a bid to power wash the buildings. This bid was for $1,975 with an additional charge of $550 for complete exterior window washing. The Board would like more detail on the window washing portion of the proposal. Management will find out if chemicals will be used to wash the windows and if SPWI will remove the screens as well. Management will put the response in the minutes.

Management reported that the motorcycle that seemed to be abandoned is finally gone.

The Board reviewed a bid from All American Tree Service to remove and stump grind a palm tree and a pine tree on June Street. The Board approved the bid of $600. Management will have the work scheduled.

Homeowners Concerns
It was reported that there is a white vehicle near Unit # 227 that appears to be abandoned and may not be operable. Management will have the vehicle tagged.

Management is still in the process of obtaining a bid for keypad locks for the gates.

The broken lights at the entrance were removed. Management was asked to make sure that the wires get cut a capped underground.

The minutes of the previous meeting were approved as presented.

The financial statements were approved as presented.

Old Business
The Board agreed to schedule a Community Party on October 26th, 2002 at 5:00 pm. This date coincides with GAIN (Getting Arizonans Involved in Neighborhoods). April agreed to fill out the forms to register the Association with the City. City of Mesa police officers, Firemen and other City entities will schedule a time to show up at the Party. April also agreed to look into getting food and drinks donated from area merchants. Management will make up flyers for the Board to deliver door to door.

Management reported that the City of Mesa Community Outreach Program has many offers for Homeowners Associations. Artie agreed to be the City?’s contact for Villas at Royal Palms.

The Board agreed to move forward with the Registrar of Contractors. The Board would like the entire walk through list submitted to the Registrar to let them decide what they can enforce. Artie agreed to be the Association contact with the Registrar.

New Business
Management had received a few requests for recycling containers on the property. The Board asked Management to find out the size of the containers that the City of Mesa offers. Management was also asked to find out where the nearest recycling bins are located.

With there being no further business, the meeting adjourned at 7:15 pm. The next meeting is scheduled for September 25, 2002 at the pool (weather permitting), otherwise at #214.
