Please share your thoughts and comments about the development Rottlund Homes of Iowa is proposing for the property at 818 Polk Boulevard.

Preliminary information shared by Rottlund with the WPNA Board includes an initial plan with 17 detached townhomes. The existing home on the property will be updated and retained.
The development is slated to be association managed, but individually owned.

A starting price of around $225,000 for a unit was mentioned, with add ons and custom work possibly bringing the price to $300-$350,000. Units similar to what they are proposing to build may be seen in the vicinity of 7955-1 Wistful Vista Drive in West Des Moines.

Details on dates the proposal will go before Plan and Zoning will be listed when information is available.

Plan and Zoning Hearing Aug 5

The following items are on the ''Preliminary Agenda'' for the Plan and Zoning Commission on August 5, 2004. The meeting starts at 5:30 p.m. and Public Hearing Items do not begin until 6:00 p.m. The items are:

3. Request from Rottland Homes (Developer) represented by S.W. Theis (Officer) to rezone property located at 818 and 840 Polk Boulevard. The sugject property is owned by Rottland Homes of Iowa.

A) Determination as to whether the proposed rezoning is in conformance with the Des Moines' 2020 Community Character Plan.

B) Rezone peoprty from ''R1-80'' One Family Residential District to ''PUD'' Planned Unit Development along with approval of The ReserveTownhome Development Concept Plan providing for 17 detached townhomes in addition to an existing single-family house (ZON2004-00095)
