Fentress Development (4th & Acoma) Large development (possibly 200 units) on NE block of 4th & Acoma. In a second hearing, Landmark again rejected the owner’s proposed plan. Approval may be forthcoming if Fentress agrees to certain conditions, including a height limitation of 6 stories. Demolition of duplex at 428-430 Acoma is on hold.
Gates (West) Cherokee Group Redevelopment of Gates property as Transit Oriented District. Cherokee (developer) has filed for rezoning from O-1, I-1, I-2 to T-MU-30 with waiver. Pursuant to support of BHNA General membership, BHNA sent letter approving of rezoning.
Gates (East) Gates Representative Redevelopment of Gates property as Transit Oriented District. Development via Gates Corporation plans to file for rezoning (e.g., to a TMU category).
Broadway/Santa Fe/ Alameda/Arizona Rezoning Rezoning of large area from O-1, I-1, and I-2 to T-MU-30 with waivers and conditions. This appears to be related to the entire Gates Development. On June 16, City Council approved area as “blighted area”; next step is to get approval of TMU-30.
341 S. Lincoln Street (Golden Bone) Appeal from order to discontinue maintaining a kennel with outdoor play space and overnight care, which is not permitted in a B-4 zone. Variance granted (?)
413 Fox Appeal of Order to discontinue maintaining an enclosed porch that is 9’ 4” into the 20-foot front setback. Owner argues hardship and need for added protection due to harassment from neighbors. BHNA Zoning Comm. sent a letter to Board of Adjustments that does NOT support a variance. The setback, non-historic style, and likely unpermitted, non-code construction would set a bad precedent. Hearing held July 3, but was continued until November 11 to allow applicant to work with Denver Zoning and Building Dept. to find acceptable solution.
129 W. Irvington Place R House is vacant, and extremely deteriorated. House now for sale. No new progress.
