I received a copy of the final draft (which is still open for public discourse) which looks like the ten story buildings have been approved along Evans on both sides of the bridge.  If you live on streets that end at Evans you WON'T want to miss the opportunity to object.  There will be a meeting sometime in July I am told.  I will post the address and time here as soon as I find out.  This is NOT one to miss!

Comments will be received through July 29.  Feel free to email them to me, or save them for our next public meeting - it will be scheduled for later this month.  I will let you all know the details in the coming days - we still need to nail down the date, time & location. 

In my haste to be sure we do NOT have zoning for ten story buildings I misread the definition of Urban Residential. 

1c. Urban Residential -

the Urban Residential designation in Blueprint Denver, but

recommends less intensity and lower building heights (1-2

1/2 stories) to complement the existing neighborhood context.

Encourage a mix of low and medium-density housing

types including single family houses, ADUs, duplexes and

row houses. Building forms should complement the existing

neighborhood - medium lot coverage, shallow to moderate

setbacks, detached sidewalks with tree lawns and garages/

parking accessed from the alley. Commercial uses to serve

daily needs may be supported on arterials, such as Evans.

Urban Residential land use applies to the following areas:

n Rosedale Neighborhood - between Evans and Harvard

and between the alley east of Broadway and Logan

n Overland Neighborhood - along Evans as a transition

between busy arterials and the interior of the existing

neighborhoods.  Sorry for sounding a false alarm!

However, that DOES mean higher density housing for the first three to four parcels south of Evans on each of these streets.  If you DON'T want higher density housing (row houses) in those areas you can still object.  And some of us who live on those streets would really appreciate it if you did!
