If the Board does not have the Comments feature working on the new Palisades Park HOA website before the Town Hall meeting, is there another forum or site Members can use to share our concerns and questions about the proposed Amendments to our Covenant and Restrictions?
Now that we've crossed the $3,000 mark in annual HOA fees and changes to our documents are in the works, there is a lot for us to review and discuss going forward. For example, will a regular fence maintenance charge be added to quarterly HOA fees if the Association takes over responsibility for the fences and are Members ok with this? Or, does anyone know how much we are spending on attorneys' fees to review and amend the HOA documents, answer homeowner queries, and attend meetings?

 

Would appreciate hearing any thoughts or input.

Apologies, all, I should have said, now that we're nearing the $3,000 mark in HOA fees.

The oversight, assessment, and enforcement powers of the Board of Directors and ARB would be extended under the proposed amended documents, but the rights of Members seem to be relatively the same (see Article III, Sections 2, 3, and 4). 

 

While the HOA documents are now under review, would this be a good time for homeowners to address our issues and concerns? For example, should we:

 

  1.      * Establish a separate Appeals Board comprised of non-Board of Directors/ARB members as recourse to settling fines and violations we don’t agree with?
  2.      * Impose term limits to minimize conflicts of interest for those serving on boards, or put in place mechanisms to terminate Board or ARB members who abuse their powers? 
  3.      * Require proposed actions that could raise HOA fees, such as use of third-party contractors or having the Association assume replacement responsibilities, also include estimated or projected costs?

I’d be most interested in hearing your thoughts.
