CHHA Directors meeting

C.H.H.A. Board of Director’s Minutes
Pavilion
February 5, 2007
7:07 p.m. to 9:05 p.m.


Present: Claudine Adams, Nathan Crabtree, Rachelle Jenkins, David Krebs, Patrick Lippy, Shar Magnus, Chet Opdyke, Ray Scott, and Ray Taylor.

Absent: Julie Davis, Gary Pepper, and Jerry Stamler.

Residents Present: 5

Chairman’s Report:

• None.

Residents Concerns:

• Resident offered cleaning proposal for the Pavilion to the Board. This proposal was taken under consideration.
• Resident is using barn road as access to their personal residence. A letter will be sent to this resident.
• Resident expressed concern about the access to the two dump piles on the common grounds. The Board is following up on the status of the lock for the gate.
• As of currently, the Oldham County Sewer District will be putting up a wooden fence and landscaping along the access road to the sewer district near Skip Shultz old property. Anything further has to go before the Zoning Board.

Old Business:

• Estimates have been given for the different phases of the paving of the parking lot for the townhomes. The Board will be sending letters of authorization to the property owners affected by the back up of water near their residence. The Board is also looking into the rental of a back hoe and rip rap.
• An estimate has been given of $10,000 to pave locked storage. Two other companies are being contacted for estimates.

Treasurer’s Report:

• The total fiscal year net income is $42,749.
• 34 homeowners as of January 31, 2007 have past dues representing $15,993. Liens have been filed against 8 homeowners.
• Stable rentals fees are current.
• 8 homeowners are past due on locked storage representing $1,122.
• 1 homeowner is past due on their lot mowing charges representing $258.

Committee Reports:

Architecture:

• Received submission for repairing existing deck. Board approved.
• Received submission to put a drain pipe under driveway. Board told resident to check with Oldham County for authorization.

Boat Ramp:

• None.

Common Grounds:

• The two burn piles have been burned, except for items that are not burnable. The Board has decided to begin charging the resident(s) for the removal of the items that they are putting on these piles.

Insurance:

• Insurance agent said that there is no problem with hiring 14 year olds as pool attendants (not as lifeguards).

Locked Storage:

• 10 spots are occupied by 8 homeowners that are past due on their dues. Letters will be sent out January 16, 2007 to these homeowners. The Board is also looking into laws and procedures for removing property of homeowners that are past due on their storage fees.

Pavilion:

• Looking into charging different rates for resident rental versus resident renting for someone else.

Pool:

• None.


Stable:

• None.




Tennis Courts:

• The weather has been too cold to fill in the cracks. Once the weather stays at 40 degrees the cracks will be filled in.

Website:

• None.

Security:

• None.

New Business:

• Sending letters to homeowners that need to repair the drip railing and decking that is coming away from the residence or rotting.
• Process will begin for repairing the bathrooms in the pavilion.

• Motion made to accept treasure’s report. Motion Passed.
• Motion made to adjourn meeting. Motion Passed.
